Buying a home is often the
only time consumers will make a lifetime commitment to a
large financial obligation. A home
is a
big ticket item many can’t do without
– and when renting isn’t enough, you’ll
need to educate yourself about how to
buy property yourself.
There is a danger
that if you don’t know what you’re doing, you may wind
up in financial ruins. Many homeowners are buying
a house as a newly married couple. If this is the
case, don’t rely on only one party to understand
negotiations.
If your wife
doesn’t have a clue what a fixed rate mortgage is versus
an adjustable rate mortgage, she needs to be
educated. Or, if your husband claims to be a
financial whiz, congratulate him and continue to learn
what you need to know – he may think he knows more than
he actually does!
Luckily for
consumers, the government and housing authority are also
concerned about your knowledge of how to buy a
home. They’ve invested in your future by creating
a myriad of classes designed to inform and arm buyers
with the knowledge they need to make a wise
decision.
It’s called
pre-purchase counseling, and it isn’t just for
dummies! Counseling for homebuyers is a precaution
all homeowners should accept – especially if you’ve
never purchased a home before.
The classes are
free, and generally cover topics such as money
management, how the loan process works, and credit
education. The classes were created in the 1990s
to stem the flow of foreclosures.
Some consumers who
are working with the government to buy a home using
special privileges, are required to attend these home
buying workshops. You then give your certificate
of completion to the lender as proof that you’re an
educated buyer.
